Batumi

Georgia

Batumi could never quite decide what it wanted to be.

An old Georgian city? A seaside resort? A city of skyscrapers? A gastronomic destination? A casino by the sea? In the end, it decided not to choose. Probably the right decision.

About the place

It is surprisingly easy to lose your sense of geography in Batumi.

I

The Black Sea is in front of you.

Palm trees line the boulevard. The Caucasus rises in the distance. And behind an old house with a carved wooden balcony, a forty-storey glass tower suddenly appears.

Somewhere in the middle of all this, someone is baking Adjarian khachapuri — which is perfectly capable of destroying almost any diet on its own.

II

Batumi is built on contrasts.

The old city and the new boulevard. Small streets and enormous developments. Sea and mountains. A busy August and an entirely different city in winter.

III

That is precisely what makes its property market interesting — and why it should not be approached too casually.

Batumi has become very good at selling property to international buyers.

IV

Beautiful presentations.

A relatively accessible entry price. Instalment plans. Management companies. Turnkey apartments. And, of course, projected returns.

Sometimes all of this genuinely adds up to a good investment.

V

Sometimes it adds up only to a very good presentation.

Which is why in Batumi we particularly like one rather boring question:

VI

**“Who is going to rent this apartment in November?”**

August can make almost any property by the sea look like an investment.

VII

The real mathematics begins when the high season ends.

Location matters. So does the developer, the density of the project, the number of similar apartments, the management company, ownership costs, rental format and the amount of future supply being built around you.

VIII

Because twenty floors of beautiful sea view look rather different when another thirty floors begin rising directly in front of them.

But it would be unfair to reduce Batumi to an investment calculation.

IX

This is a living city.

People walk along the sea, drink coffee in the old quarters, escape into the mountains, argue about the best khachapuri and watch modern architecture redraw the coastline almost in real time.

X

You can start the morning by the sea, find yourself high in the mountains a few hours later, and be back on the waterfront by evening.

Batumi is compact.

XI

But the number of ways to live here is unexpectedly large.

So a good property in Batumi does not begin with a promised percentage.

XII

It begins with a much simpler question:

**why would someone actually want to live, holiday or rent here?**

13

If the answer makes sense, we open Excel.

If it does not, we close Excel and order khachapuri.

14

The day was not wasted after all.
