This Cookie Policy explains which cookies and similar browser storage the INEST HOMES website uses, for what purpose, and how you can change your choice. It supplements the Privacy and Personal Data Notice, which describes how personal data is processed in general.

Cookies are small text files that a website stores in your browser. The website also uses your browser’s local storage (localStorage) and session storage (sessionStorage): this information stays on your device and is not sent to our servers with each request. In this Policy, “cookies” refers to all of these technologies.

The public website does not need cookies of its own to work. The items below are written only when you use the feature concerned and are needed to provide it. They cannot be switched off in the cookie settings.

The administration area of the website, used only by authorised INEST HOMES staff, relies on sign-in cookies (nf_jwt, nf_refresh) and browser storage provided by Netlify Identity. Visitors of the public website do not sign in and do not receive them.

These items remember choices you make on the website. They stay in your browser until you change them or clear your browser data.

With your consent, the website uses Google Analytics 4, a service provided by Google, to understand how the website is used: for example, which pages are visited, from which page you arrived, the type of browser and device, and an approximate location that Google derives from the IP address. The website also sends a limited number of events, such as the contact panel being opened, a contact link being clicked or a form being sent successfully. Names, telephone numbers, email addresses, messages, the content of forms and property details are never sent to Google Analytics.

With your separate consent to advertising, the website uses Google Ads, a service provided by Google, to measure which of our ads lead to an enquiry. When you click a WhatsApp contact link, tap our telephone number or successfully send a form, the Google tag can report this to our Google Ads account as a conversion. A tap on the number only means that your phone’s dialler was opened; it does not tell us whether a call took place. Names, telephone numbers, email addresses, messages, the content of forms and property details are never sent to Google Ads.

The website itself shows no advertising and uses no other advertising pixels. The lifetime of these cookies is set by Google.

Without this consent, no Google Ads conversion is sent, no _gcl cookies are set and ad click identifiers in requests to Google are redacted.

The website uses Google Consent Mode v2. Before you make a choice, all optional Google storage types are set to “denied”: analytics_storage, ad_storage, ad_user_data and ad_personalization.

• Until you allow analytics or advertising, the Google tag is not loaded at all: no request is sent to Google, no cookies are set and no cookieless measurement signals are sent.
• Analytics and advertising are separate choices. If you allow analytics only, only analytics_storage is changed to “granted”: the three advertising types remain “denied” and no Google Ads conversion is sent. If you allow advertising only, Google Analytics is not started and only ad_storage, ad_user_data and ad_personalization are changed to “granted”.
• “Accept all” allows both categories and “Essential only” refuses both. Advertising is never switched on without your choice: whenever the cookie categories change, the website asks for your choice again.
• If you later withdraw a consent, it is switched off immediately for the page you are on. For analytics, Google Analytics stops and the _ga cookies are deleted from this website’s domain; for advertising, no further conversions are sent, the _gcl cookies are deleted and ad click identifiers are redacted again.

The website’s fonts are served from the INEST HOMES website itself, not from Google Fonts or any other third party.

WhatsApp, Telegram and other external services are only contacted when you yourself click the corresponding link; their own policies then apply.

You can change or withdraw your consent at any time via “Cookie settings” at the bottom of every page. Withdrawing consent does not affect the lawfulness of processing carried out before it was withdrawn.

You can also delete cookies and website data in your browser settings. If you delete inest.consent, the website will ask for your choice again on your next visit.
