Georgia does not really do things by halves.
If there are mountains, they occupy half the horizon. If there is a dinner, it will eventually develop its own philosophy. If there is a sea, apparently there should also be palm trees and the Caucasus nearby. And if someone invites you for “just one glass of wine”, it is probably best not to make plans for the evening.

About the place
Georgia feels remarkably large for a country of its size.
Not geographically.
In experience.
In the morning, you can look at Batumi’s glass towers and the Black Sea, a few hours later drive through vineyards, and then find yourself in Tbilisi — a city of balconies, old walls, contemporary architecture and an entirely private set of coordinates.
Here, East never quite defeated West.
West did not seem particularly interested in defeating East either.
So Georgia simply became itself.
And perhaps that is its greatest advantage.
Its property market cannot be treated as one market either.
Tbilisi is the capital: year-round urban life, business, education and long-term rental demand.
Batumi is the sea, tourism, apartments, new developments and a market where it is particularly important to distinguish a genuine investment property from an extremely convincing presentation.
Beyond the two main cities lies another Georgia altogether: houses, land, vineyards, mountains and properties that sometimes make very little sense when measured only by price per square metre.
Georgia can make buying property look simple.
Which is exactly why it is useful not to oversimplify it.
Who is building? What exactly are you buying? How is ownership registered? What will surround the property when the development is completed? Who will use it outside the high season? And how much of the promised return is actually supported by real demand?
Because the sea alone is not a business model.
Not even the Black Sea.
But Georgia has something that cannot easily be placed in an investment spreadsheet.
You stop feeling entirely foreign remarkably quickly.
Perhaps the food. The wine. The people. Or the fact that an old wooden balcony can somehow be more beautiful than a brand-new façade worth millions.
Or perhaps Georgia simply never tried particularly hard to please everyone.
And that is precisely why so many people fell for it.
Property here should be chosen in much the same way.
Not because someone promised the loudest return.
But because location, price, quality, demand and your own reason to return all make sense together.
Because good property has one particularly useful quality.
It is nice to look at in Excel.
It is even better to look out from its window.
