An investor doesn’t always need a property.
Sometimes, the first thing they need is an answer to a much more important question: where does it actually make sense to allocate capital today?
Türkiye or Dubai? Greece or Bali? A completed property generating rental income or an off-plan project? One high-value asset or several smaller ones? Income today or capital appreciation over the next few years?
That is where we begin.
At INEST HOMES, investment consulting is not built around a particular property that needs to be sold. We compare markets, entry costs, price dynamics, real rental demand, ownership expenses, taxes, currency risks, liquidity and potential exit strategies.
Only then do we analyse the property itself.
How much capital is required to enter the investment? What costs exist beyond the purchase price? What return can realistically be expected? How credible are the numbers in the sales presentation? And what happens if the property needs to be sold earlier than planned?
Sometimes the analysis leads to a decision to buy.
Sometimes it points to another market or a different type of property.
And sometimes the best investment advice is remarkably simple: this property should not be bought right now.
Our job is not to make every analysis end in a transaction.
Our job is to make sure capital enters a transaction only when the numbers explain why.
