Dubai

UAE

Dubai has one problem.

There never seems to be enough Dubai. So it builds the next version — taller, further out, closer to the sea, and occasionally directly into it

A city where “new” can occasionally become old before you receive the keys

About the place

Dubai has a way of quickly dismantling your idea of what a city is supposed to be.

I

An island can take the shape of a palm tree.

A new district appears before you have properly learned the name of the previous one. A skyscraper becomes a landmark, an entire ecosystem grows around it — and a few years later someone casually refers to it as:

“Old Dubai.”

II

Even the word “old” seems to age faster here.

Behind all this architectural ambition, however, sits a remarkably rational machine.

III

International business.

Tourism. Airports. Capital. New residents. Infrastructure. Services. And a city constantly creating another reason to visit, stay, establish a company or buy property.

That is part of what has made Dubai one of the world’s most discussed real estate markets.

IV

But this is where things become interesting.

Dubai is exceptionally good at selling the future.

V

The renders are flawless.

The infinity pool is genuinely infinite. The sunset is exactly the right shade. And there is always someone standing on the balcony who, for reasons never explained, apparently does not need to go to work.

An investor has to be slightly less romantic.

VI

Who is the developer?

What already exists around the project?

VII

How many comparable apartments will reach the market at the same time as yours?

Who will rent it?

VIII

What will the district actually look like when the keys are handed over?

And the most important question:

IX

Why should the next buyer pay you more?

Because in Dubai, you can buy a very beautiful property.

X

You can also buy a very beautiful mistake.

The difference is rarely visible in the render.

XI

Dubai, however, stopped being a city only for investors and tourists a long time ago.

People live here.

XII

They take their children to school.

Sit in traffic. Order dinner home. Walk their dogs. Run in the morning. Go to meetings. Move from one district to another because their family, work or definition of comfort has changed.

And that is when another Dubai appears.

13

Not the one with the tallest building.

The one where you have to decide which neighbourhood actually works for your life.

14

Dubai Marina is one scenario.

Downtown is another. Palm Jumeirah is a third. JVC, JVT, Business Bay, Dubai Hills and the newer master communities each follow their own logic of pricing, rental demand, density and future supply.

So saying “I want to buy an apartment in Dubai” tells us remarkably little.

15

It is rather like saying:

“I’ve decided to buy stocks. Which ones?”

16

Strategy first.

Then location.

17

Then developer.

Only then, the apartment with that perfect infinity pool.

18

Dubai appears to have no intention of ever finishing itself.

Perhaps that is precisely why it remains so interesting to watch.

19

And why it matters to understand which version of Dubai you are buying into today.
