Some countries inherit history
The UAE decided to build the future before it arrived And perhaps got slightly carried away

About the place
Looking at the UAE today, it is easy to forget one detail
Almost all of this was once an idea.
A city in the desert. An island where no island existed. A district not yet on the map. A tower that first seems impossible to imagine — and later impossible not to notice.
Scale works differently here.
If a new coastline is needed, one is created. If a city runs out of room, it grows upwards. If the space between desert and sea needs another centre of gravity, first comes the master plan, then the render, then construction — and a few years later someone is deciding which restaurant to book there for dinner.
The UAE was not built around caution.
It was built around intention.
And its property market follows exactly the same logic.
A buyer is not always purchasing finished walls. Often, they are buying into a particular stage of a district’s future: infrastructure under construction, a new transport connection, another destination taking shape, or a view whose value tomorrow may be very different from its value today.
Which is why beautiful renders are only the beginning of the conversation.
You need to understand the developer. The location. The master plan. Delivery timelines. Payment structure. Real demand. Competing supply. And above all, what exactly needs to happen between today’s price and the value being promised tomorrow.
The UAE likes big numbers.
The tallest. The newest. The largest.
For an investor, there is a more useful question:
“Why should this be worth more in five years?”
When there is a convincing answer, the market becomes genuinely interesting.
But the UAE has long since become more than an investment spreadsheet.
International business, restaurants, beaches, schools, healthcare, sport, yachts and airports — dozens of very different worlds exist side by side and speak dozens of languages.
It is remarkably easy to be a foreigner here.
Because almost everyone is one.
Perhaps that is why the UAE changes your idea of normal so quickly.
At first, you photograph the skyscraper.
Then you discuss its price per square metre.
And after a while, you hear yourself saying quite casually:
“No, this island isn’t right for me. Let’s look at another one.”
Sometimes it takes a sentence like that to realise just how extraordinary a place has quietly become ordinary
