It knows how to be beautiful without appearing to make any effort.
A white wall. An old door. Stone steps. A table beneath an olive tree. A boat in a small harbour.
Greece is in no particular hurry.
Perhaps because it has already seen too much. Empires came and went. Currencies, borders and governments changed. The olive tree in the courtyard simply kept growing towards the sea

About the place
Greece has a rare quality.
It knows how to be beautiful without appearing to make any effort.
A white wall. An old door. Stone steps. A table beneath an olive tree. A boat in a small harbour.
Nothing particularly grand.
And then you realise you have been sitting there for two hours and have absolutely no desire to leave.
Greece is rather good at reminding people about the scale of things.
Athens lives comfortably on top of several thousand years of its own history, placing café tables beside ancient stones as though this were perfectly normal. On the islands, houses cling to hillsides above the Aegean. On the mainland, vineyards, mountains and small towns continue at their own pace.
And the sea keeps appearing.
Around a bend in the road. Between two houses. At the end of a street. Behind your morning coffee.
Greek real estate is just as varied.
An apartment in Athens, a house in Crete, a villa in Corfu and a white cube overlooking the sea in the Cyclades are not four versions of the same market.
They are four entirely different decisions.
Which is why the first question here should not be:
“How much is a square metre?”
It should be:
“Which Greece do you want?”
Urban Greece. Island Greece. Investment Greece. The Greece you visit every summer. Or the one where you stay for the winter and unexpectedly discover that your neighbour makes his own olive oil.
For investors, there is another important chapter — the Golden Visa.
Greece continues to offer residence-by-investment routes, including qualifying real estate investments. But this is no longer a story of one magic purchase price applying everywhere: thresholds and conditions vary depending on the location and type of property.
And perhaps that is useful.
Because property should never be bought solely for a residence permit.
A good investment should remain good real estate long after the paperwork has been filed away.
Location. Liquidity. Use. Condition. Restrictions. Rental demand. Legal due diligence.
A Golden Visa can be part of the strategy.
It should not replace the strategy itself.
And perhaps this is where Greece brings us back to simple things once again.
A home should be a good home.
An investment should make sense.
And the sea...
The sea is already included
